Periodic Inspection Reports---Home Information Packs (HIP)---PAT Testing

NEC (Electrical) LTD  can provide a thorough, unbiased report on your electrical installation's condition and safety. Our work is inspected regularly by the NICEIC to ensure a high standard of work.

All installations are fully tested to BS 7671 from small single phase installations to large 3 phase installations.

If you are a Landlord, this Periodic Inspection Report will provide evidence that you have maintained your property's electrical system in a safe manner.

Home owner's Electrical Safety Checks. It is recommended by The Institute of Electrical Engineers (IEE) that your house wiring is checked every 10 years maximum. We can inspect and test your electrics (known as a Periodic Inspection) to ensure your wiring is safe. This is particularly important if you are thinking of buying a house (your survey will not include this test) or you've just moved house. If you are selling your house, a test of your home's electrics may be recommended by the Home Inspector when completing the new Home Condition Report.

Home buyer's Electrical Safety Checks. From 2007 the government will introduce a Homebuyers Information Pack (HIP). If you are selling your house the HIP will place a responsibility on you to prove that your electrics have been tested. We can provide this testing service.

Landlord's Electrical Safety Checks . The IEE recommends your rental property electrics are tested on each change of tenancy. We can inspect and test your property's electrical installation and rectify any problems to ensure your tenants will be safe. Also you will have to  test any portable appliance that will be left in the property.

What is Portable Appliance Testing (PAT)?

The 'Inspection and Testing of In-Service Electrical equipment' (usually referred to as Portable appliance testing or PAT), was introduced to enable companies & organisations to comply with the Electricity at Work Regulations.  To meet these regulations it is necessary to have in place a program of inspection and electrical safety testing of portable appliances.   Other legislation of specific relevance to electrical maintenance - The Health & Safety at Work Act 1974, the Management of Health & Safety at Work Regulations 1999, the Workplace (Health, Safety and Welfare) Regulations 1992, and the Provision and Use of Work Equipment Regulations 1998.

Do I need my portable electrical appliances tested?

To comply with the Electricity at Work Regulations all portable electrical appliances should be routinely inspected and tested by a competent person.  The regulations apply equally to small companies and the self employed as to the larger organisations.

What electrical equipment needs to be tested?

The regulations cover all items of in-service electrical equipment, this includes all movable  items connected to the mains supply by 13A BS1363 plugs, BS EN60309-2 industrial plugs or hard wired via a fused connection unit. In addition to being responsible for the safety of their own portable appliances, companies are are also responsible for the safety of electrical equipment brought on site by employees and contractors. 

How often does it need testing?

The requirements are based on principles of risk assessment and reasonable practicability. The frequency of inspection and testing required will vary depending on the type of appliance, its location, and its use.  The Health and Safety Executive (HSE) and the Institute of Electrical Engineers (IEE) publish advise and guidelines.
